Who manages the association?

The Association is managed by Woo-Cat Martin Association Management LLC (effective June 1st, 2026) They can be reached at 717-875-3238. They are responsible for overseeing maintenance of the common area, including the ground maintenance, snow removal and trash removal. The Management Company is also responsible for enforcing all the rules and regulations for the Association. All of the management services are performed under the control of the Board of Directors.

Who governs the association?

The Association is governed by a Board of Directors. They have the responsibility of overseeing all the functions of the Association.

Where can I find the Association Documents?

The Association’s Declaration and By-Laws are very important documents. You should have received them at the purchase of your property. If you have not received them please contact the management company for a copy as they contain information which governs the operation of your Association. You can also find a copy under documents on this website.

Who is responsible for changing the rules and regulations?

The Board of Directors has the authority to establish rules and regulations for the good of the community.

Where do I send my payment for the monthly HOA fees?

If I have a guest over where can they park?

Guests can park in the overflow parking lots located throughout the community

Do I need a permit to park in the lot?

No, but please pay particular attention to and abide by the Associations parking lot regulations, which prohibit commercial vehicles, trailers, and RVs. Additionally, any vehicle that is abandoned will be towed at the owners expense by our towing company.

Who is responsible for Home Maintenance?

Each owner is responsible for maintaining the exterior and interior of their home; this includes the garden beds, roof, windows, doors, deck, sidewalks, and driveways. The Association’s responsibility includes the mowing of and then application of fertilizer and weed control to common lawn areas. Please refer to the Rules and Regulations to insure that you are not in violation of any townhome rules. Failure to comply with the Rules and Regulations will be grounds for fines.

Why is it important to submit an Architectural Request form?

An Architectural Request form is crucial to maintain property values, ensure aesthetic consistency, preventing costly fines or forced removals, and upholds the community’s established look and feel, protecting everyone’s investment.

When do I submit an Architectural Request form?

When you plan to make any exterior modifications not limited to windows, doors, decks, sidewalks, driveways, landscaping, lighting, etc. requires submitting an architectural request form requesting approval by the board – failure to do so may resort to fines and/or legal repercussions.

I need to replace windows, what do I need to do?

When replacing windows or any structural modification, you will need to adhere to the Association Rules & Regulations. Windows and screens replacements must be of a similar style and color. As such you will need to obtain approval from the Board of Directors prior to installation of any replacements. The association requires home owners to complete the ‘Architectural Change Request Form’ which can be downloaded from the documents page. Before making any exterior modification to your home please submit this Architectural Change Request to property management pending approval by the board.

I would like to replace my entry and storm doors, what do I need to do? 

Entry and Storm door replacements must be of a similar style and color. As such you will need to obtain approval from the Board of Directors prior to installation of any replacements. The association requires home owners to complete the ‘Architectural Change Request Form’ which can be downloaded from the documents page. Before making any exterior modification to your home please submit this Architectural Change Request to property management pending approval by the board.

What is the plan regarding residential mulching for the current season?

The Board of Directors has thoroughly discussed this matter and decided to discontinue mulching for individual properties moving forward. These funds will be reallocated toward other capital improvements within the community’s common areas. Please note that the Association will continue to provide tree and shrub trimming.

What are the designated areas and regulations for dog walking within the community?

Residents are welcome to walk their dogs in any of the community’s open common areas. We kindly ask that you keep pets away from private front yards and garden beds, as pet waste can damage landscaping and plant life. Furthermore, residents are asked to promptly remove and properly dispose of all pet waste.

In accordance with community regulations, all dogs must be secured on a leash at all times when off the owner’s private property. Please be advised that non-compliance with these leashing regulations may result in the assessment of formal fines.

How can I Volunteer?

Association members are encouraged to contribute their time and expertise through several volunteer opportunities. This includes joining specialized committees—such as Grounds, Violations, Architectural Review, or Social Events—or seeking a position on the Board of Directors. The membership convenes annually to elect the Board, and nominations are accepted year-round from members in good standing. Elections allow for voting in person or by proxy, with Directors serving three-year terms. Please contact the Board to learn more about Board responsibilities or to express interest.

What is the current rental cap, and are there available spaces?

Homes within Hampton Chase are not eligible for rental, as the community has reached its maximum allowable limit of 10% rental units.

Any rental approvals previously granted will be considered void if there has been a lapse of one year since the property was last rented. If a homeowner violates this policy, they may be subject to enforcement actions by the association. These actions can include fines and, if the homeowner fails to comply after notice, may ultimately result in a lien being placed on the property.

Can I display a sign in my yard or window?

Homeowners are permitted to display one “For Sale” sign on their lot. Signs must not exceed 2 feet by 3 feet and must stand no taller than 5 feet from the ground. Please note that any other lawn, garden or window signage visible from the exterior of your property requires written consent from the Board of Directors.

Where can I dispose of my yard waste?

Yard waste—including grass clippings, leaves, weeds, and brush or tree trimmings—must be disposed of alongside regular household trash. Residents may place yard waste in paper bags or directly into outdoor trash receptacles. Please note that dumping yard waste in the wooded drainage spillway or basin is strictly prohibited. Manor Township mandates that these drainage areas remain entirely clear of debris to support stormwater management, control sediment and erosion, protect water flow to local tributaries, and promote natural conservation.

Why isn’t the trash company picking up bulk items anymore?

Gamby’s was sold to Good’s Disposal Service, and they have taken over our community contract. Unlike Gamby’s, which picked up just about anything at the curb, Good’s charges a separate fee for bulk items, yard waste, and large pickups. If you need a large item picked up, you can head over to the Good’s Disposal website to buy the required stickers for your items. Just keep in mind that anything fitting inside your regular trash can, toter, or garbage bag will be picked-up at no additional cost.
